Pattaya is in the fortunate position of being able to offer rented Houses to suit every taste and budget, everything from a cheap Bt5,000 per month, 30 sq.m. studio to a 460 sq.m. super-deluxe duplex penthouse with 3 master bedrooms, 5 bathrooms, 4 balconies, fully fitted kitchen and partially furnished at a monthly rental of Bt250,000. The majority of Houses are modern with excellent amenities and many come fully-furnished with cable TV, Internet access as standard. Conditions of rent

Rents are highest for the exclusive, beachfront Houses or those in the centre of the city, but very reasonably-priced rented Houses can be found right out as far as the city outskirts and neighbouring areas, such Baan Amphur, or Bang Saray, and everywhere in between. The choice-range is exceptionally good due to the high popularity of Thailand’s premier beach resort of Pattaya-Jomtien and because many canny developers have seen the high potential inherent here. Distance is no problem as, for the most part, there are good, cheap public transport facilities and a steadily improving road network within the city. Normally, a deposit of either one or two months and sometimes an equivalent furniture deposit is required, as well as one month’s rent in advance, so the initial payment on a Bt15,000 per month House would be Bt60,000, or Bt30,000 if only one month’s deposit was required and the House was unfurnished. Contracts of 3 months, 6 months, 1 and 3 years are the norm, but if you break the contract, you can expect to forfeit your deposit.

Occasionally, some unscrupulous landlords are very reluctant to return deposits under any circumstances, but mostly deductions are made for unpaid utility bills and damages, so it always advisable to accompany the landlord around the premises before taking up residence with an inventory of furniture, fixtures and fittings, so there are no grounds for complaint or ‘deposit-erosion’ when the contract expires. Incidentally, if the lease contract exceeds 3 years, the House must be registered in the foreign tenant's name on the House title deed, giving one complete security of tenure. Some tenants complain at having to live in such close proximity in the Houses which feature many small studios, but as the majority in Pattaya and Jomtien are low-rise,low-density buildings, with relatively thick walls and ample living spaces of 32 sq.m. plus, you might never hear your next door neighbours at all. The vast majority of Pattaya’s inhabitants live in Houses and you hear very few complaints. Most tenants are thrilled to live in what would be sheer luxury in the majority of countries, delighting in the swimming pools, jacuzzis, tropical gardens, fully equipped gyms and frequently restaurants and convenience centres. Apart from the many facilities, the rents are remarkably cheap compared to those in other parts of Asia, let alone the West.
